This is a late Victorian semi – detached property, which had been converted illegally to bed sitting rooms, and had an enforcement notice served on it by the London Borough of Haringey.

We purchased the property for a client from an auctioneers available list, when it had failed to sell at the auction, due to the enforcement notice and the poor overall condition of the property.

The property was painted a bright red colour, a badly damaged front façade, a large water damaged rear extension with no foundations, and 10 letting rooms suffering from damp and neglect.

We acquired the property on behalf of the client, liaised with the head of enforcement, agreed on a timescale to do the work, within 4 months, setting tight timescales and a thorough scope of works

This included, sand blasting the front façade, repairing the masonry, repointing the brickwork, rebuilding the rear and substantial side extension, refurbishing every wall, ceiling and floor, fitting all

new internal and external hardwood doors throughout, we have now completely refurbished the property to a very good standard and have now sold the property on behalf of our client.

In summary, we have acquired a property, that no one wanted, which was in poor condition and had been issued an enforcement notice, into a very good property, as well as an excellent investment.

Our client , enjoyed the satisfaction of breathing new life into this tired and neglected building, being involved in the process only when he wanted to and obtained a financial return of in excess of 30% per annum.

Description: Conversion and New Build to create 6 Residential Flats

This is a turn of the century terraced property, with a double fronted commercial Unit on the ground floor and basement, it had 2 floors of bed sitting rooms above, which were in very poor condition.

Our client made available to us, a sum of money to find, acquire, maximise through planning, build and rent out, a suitable property, in an area where in our view, property prices would increase

In the short to medium term and then hold those gains , going forward.

We found this particular property then negotiated and purchased the property on our client’s behalf. The property was in poor condition, but it was in an up and coming area and could be increased significantly through planning.

We carried out a measured survey of the property, produced a new design by one of our in house architects , which increased substantially the net internal area of the property by over 80%.
This was achieved by increasing the ground floor by way of a rear extension and then carrying that additional floor area up into the residential upper floors, in addition to obtaining an entirely new floor on top.

Given the complexity of the build, we were grateful that we had to hand the expertise and resource of our own structural engineer, who was able to provide the structural design and calculations as needed.

Our planning proposal was successful and we were able to obtain planning for 6 residential apartments, in addition to substantially increasing the commercial space, thus creating higher rental yields for our clients.

The building works have been completed in 28 weeks , on schedule and on budget. This has been achieved, with the commercial client remaining in situ , in his premises , not having to close for one day of the build programme.

This has been made achievable, because we have a fully integrated, in house project management team, who are in constant contact with the tenants, other professionals, suppliers , builders and take ownership of every aspect of the build.

In summary, we have acquired a property, increased the square footage of the property substantially, carried out the build programme, on time and on budget, despite the fact , it was a complex build, in the middle of a Victorian terrace,
with the tenant in situ, the client is very pleased, , having seen his capital invested show a profit of over 40% in 7 months, he is retaining the property and will now see rental income which will show a yield of 9% per annum on his initial investment.

Our client , is currently a non – resident, but he is able to participate in the London property market through ourselves, due to the fact, that we have an experienced and established project management team capable of providing a first class return
